Terms of Service

Please read these Terms carefully before using DeedScore.
1. Acceptance of these Terms
These Terms of Service (“Terms”) govern your access to and use of DeedScore (the “Service”), operated by DeedScore (“we,” “us”). By creating an account or using the Service, you agree to these Terms. If you do not agree, do not use the Service.
2. What DeedScore is — and is not
DeedScore provides informational estimates and workflow support for evaluating California residential real estate: automated valuations, comparable-sales analysis, public-records summaries, permit and disclosure intelligence, and offer strategy.
DeedScore is not a law firm, real-estate brokerage, lender, inspector, appraiser, or financial, investment, or tax advisor, and does not provide legal, tax, financial, investment, appraisal, inspection, or brokerage advice. All outputs are estimates that may be incomplete or inaccurate and are expressed as ranges, not guarantees. Consult licensed professionals before making an offer or waiving contingencies.
3. Eligibility and accounts
You must be at least 18 years old and able to form a binding contract. You are responsible for maintaining the confidentiality of your account and for all activity under it. Notify us promptly of any unauthorized use.
4. Subscriptions, payments, and refunds
Paid plans and one-time reports are billed through our payment processor, Stripe. Subscriptions renew automatically at the then-current price until cancelled; you may cancel at any time, effective at the end of the current billing period. Prices are shown at checkout.
We offer a 30-day money-back guarantee on subscriptions as described at purchase. One-time report credits, once used, are non-refundable except as required by law.
5. Acceptable use
You agree not to: (a) scrape, harvest, resell, sublicense, or redistribute data obtained through the Service; (b) use the Service to violate any law or third-party right; (c) reverse engineer, interfere with, or attempt to gain unauthorized access to the Service; or (d) use the Service to make automated decisions affecting individuals in a manner prohibited by law.
6. Your content
You may upload documents such as seller disclosure packets (“User Content”). You represent that you have the right to upload and process such content. You grant us a limited license to store and process User Content solely to provide the Service to you (including analysis via our processors). We do not claim ownership of your User Content.
7. Intellectual property
The Service, including its software, models, and derived analytics, is owned by us and protected by law. Underlying public-records and third-party data remain the property of their respective sources. We grant you a limited, non-exclusive, non-transferable license to use the Service for your own property evaluation.
8. Third-party data and no warranty
The Service aggregates data from many public, government, and commercial sources. Such data may be incomplete, delayed, or inaccurate. THE SERVICE AND ALL OUTPUTS ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.
9. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS ARISING FROM YOUR RELIANCE ON THE SERVICE OR ITS OUTPUTS. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE AMOUNTS YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM.
10. Indemnification
You agree to indemnify and hold us harmless from claims arising out of your use of the Service, your User Content, or your violation of these Terms or applicable law.
11. Termination
You may stop using the Service at any time. We may suspend or terminate access for violation of these Terms or to comply with law. Sections that by their nature should survive termination will survive.
12. Changes to these Terms
We may update these Terms from time to time. Material changes will be reflected by the “Last updated” date and, where appropriate, additional notice. Continued use after changes constitutes acceptance.
13. Governing law and disputes
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws rules. The state and federal courts located in California will have exclusive jurisdiction, except where prohibited by law.
